What could be the cause of cracks between inside foundation slab and the wall?
I live in Houston, and the heavy rain yesterday flooded my den due to cracks between the inside slab and the wall. I think the problem was the rapidly rising water around my house got to the soil below the foundation. I sealed the inside cracks but not sure if this solved the real problem, but I don't know what the real problem is. Should I call someone to look at my landscaping or foundation? I really need help on this one.
if your house has perimiter 'weeping tile' installed it may be all silted up, solution is to dig around the foundation down to the footing and replace... nasty job to do yourself, and fairly expensive to have done. If you never had the problem before, take a look at your foundation wall - is there a gap between the soil around your house and the foundation wall? If so, fill it in - I suggest using a mixture of clay and sand to do so (soil won't pour down the crack as well as this mix) try a mix of 85% silica sand (or 'playground' sand will do, it's cheaper) and 15% Bentonite clay. This clay will absorb water and swell to fill in any gaps, and should the cause of your water infiltration be gaps around the foundation pouring this mix into the gap will seal it up. Pour in, poke about with the end of a broom handle, and add an inch or two of soil over all, grading away from the house to about a four or five foot perimiter. Years of dry weather will allow the soil to shrink, and less support is then provided to the foundation walls - and then they shift. Not much can be done about that. Underpinning is very expensive, and the cheaper alternative, 'mudjacking' works ok - until things dry out again (the shift is less the second time). Best of luck - and just think - on the bright side - you don't have to cope with the frost heave we get in Winnipeg (Manitoba, Canada - as in 40 below during the winter....)
